Here's a realistic timeline from first phone call to final walkthrough for a typical roof replacement in the Chicago suburbs.
Before the Project: Consultation & Scheduling (1-3 Weeks)
Week 1: Free Inspection & Estimate
The process starts with a phone call to schedule your free roof inspection. Our inspector will come to your home, climb up on the roof (not just look from the ground), and assess the overall condition — shingles, flashing, vents, valleys, decking, and ventilation. You'll receive a detailed written estimate within 1-2 days covering materials, labor, timeline, and warranty information.
Week 1-2: Product Selection & Contract
Once you decide to proceed, you'll choose your shingle style, color, and brand (GAF, Owens Corning, or CertainTeed). We'll walk you through the options with physical samples. After material selection, we schedule your installation date and order materials.
Week 2-3: Material Delivery
Shingles, underlayment, ice barrier, flashing, and accessories are delivered to your home 1-2 days before installation begins. Materials are typically staged on your driveway or along the side of your home. A dumpster is placed for debris removal.
Installation Day(s): What Happens on Your Roof
Day 1 Morning: Setup & Tear-Off
The crew arrives early (typically 7-8 AM) and begins by protecting your property — tarps over landscaping, plywood along the foundation, and prep for debris management. Then the tear-off begins. Every existing shingle, underlayment, and failed flashing is stripped down to the decking. This is the loudest, most disruptive phase. Expect significant noise from above for 2-4 hours.
Day 1 Afternoon: Decking & Underlayment
With the old roof removed, the crew inspects every square foot of decking for rot, water damage, or soft spots. Damaged sections are replaced with new plywood. Then the critical waterproofing layers go on — ice and water barrier along eaves, valleys, and around all penetrations, followed by synthetic underlayment across the entire roof deck.
Day 1 Late Afternoon / Day 2: Shingle Installation
Starter strip along eaves, then shingles installed from bottom to top per manufacturer specifications. Ridge cap along all ridge lines, step and counter-flashing around chimneys and walls, pipe boots and vent caps sealed, and drip edge along all eaves and rakes. For most homes (under 30 squares), shingle installation is completed by end of day 1 or early day 2.
Final Day: Cleanup & Walkthrough
Thorough cleanup is as important as the installation itself. We perform a magnetic nail sweep of your entire property — roof, yard, driveway, sidewalks, and landscaping beds. Gutters are cleaned out. All debris goes in the dumpster. Then we do a final walkthrough with you to verify every detail.

Weather Delays in Chicagoland
Roofing requires dry conditions — shingles won't adhere properly on wet surfaces, and safety on a wet roof is compromised. If rain is forecast, we'll adjust the schedule. During spring storm season (April-June), occasional 1-2 day delays are common. Your home will always be properly tarped and protected overnight if work extends beyond one day.
How to Prepare Your Home
- Cars: Move vehicles out of the driveway and away from the house to avoid nail damage or debris
- Inside: Vibrations from tear-off can shake things loose — secure wall art, mirrors, and shelving items on upper floors and in the attic
- Pets: Keep pets inside or at a friend's house — the noise is stressful and nails can end up in the yard before the final sweep
- Attic: Cover stored items with a sheet in case of dust
- Neighbors: Give neighbors a heads-up about the noise — good etiquette that prevents complaints
